From sporadic pilots to the current large-scale layout, energy REITs have successfully staged a two-way journey of capital and industry. As of 2026, 9 energy infrastructure public REITs have been listed, with total initial fundraising exceeding 20 billion yuan, covering core green fields such as wind power, photovoltaic, hydropower, and natural gas power generation. This is not only a milestone in capital market product innovation but also an important sign of the new energy industry moving towards high-quality development.

The rise of energy REITs marks the opening of a complete capital cycle of "investment-construction-operation-exit," providing long-term funds matching asset operation life for new energy enterprises. At the same time, the capital market has gained high-quality investment varieties with stable dividends due to the emergence of energy REITs, filling the asset gap between fixed income and equities, with increasing allocation value.

Energy projects, especially renewable energy projects such as wind and solar power, require huge upfront capital investment and long payback periods, and power generation companies generally face high asset-liability ratios. Zeng Gang, Deputy Director of the National Institution for Finance and Development, pointed out that the core value of REITs for the new energy industry lies in opening the complete capital cycle of "investment-construction-operation-exit." By securitizing and listing mature operating assets through REITs, enterprises can recover sunk capital in one go and then invest in new rounds of development and construction, achieving a virtuous cycle of "exchanging existing assets for incremental growth."

This mechanism effectively reduces the financial leverage of original equity holders, broadens financing channels, and eliminates the long-standing structural dilemma of "emphasizing construction, neglecting exit" at the institutional level, injecting strong momentum into the sustainable expansion of the entire new energy industry.

Zhu Yuanwei, Dean of the Shanghai Ruisi Real Estate Finance Research Institute, emphasized that new energy projects have large upfront investment and long payback periods. REITs provide enterprises with long-term funds matching asset operation life, which can both reduce financing costs and increase cash flow. In addition, REITs require transparent information disclosure and standardized operation management, forcing new energy enterprises to improve asset management capabilities. The fact that many energy REITs in 2025 exceeded their annual distributable amount targets is a direct reflection of improved operational quality.

Enriching Investment Varieties, Serving the Real Economy

For the capital market, the value of energy REITs cannot be ignored either. Zhu Yuanwei believes that energy REITs enrich investment varieties, provide stable dividend options, and have low correlation with stocks and bonds, making their allocation value prominent in the context of "asset shortage."

Zeng Gang further pointed out that energy REITs fill the asset gap between fixed income and equities. Their underlying assets are power infrastructure with stable cash flows, low correlation with macroeconomic cycles, and inflation-hedging properties, providing highly suitable investment targets for long-term allocators such as insurance funds and pension funds.

High-quality clean energy assets have demonstrated strong market appeal. Taking the Huaxia CNNC Clean Energy REIT listed in February 2026 as an example, the effective subscription multiple of offline investors exceeded 340 times, that of public investors was about 392 times, and cumulative subscription funds before proportional allocation exceeded 160 billion yuan, showing the high market enthusiasm.

At the same time, the high-quality underlying assets of energy REITs operate steadily with generous dividends. Since listing, Shanghai-listed energy REITs have completed 29 dividends, distributing over 4.12 billion yuan in total. Some products have seen adjusted price gains exceeding 30%, bringing tangible returns to investors, helping to consolidate market confidence and promote the diversification and maturity of capital market product structures.

Strategic Position Reshaped, Valuation System Upgraded

Looking ahead, the development of energy REITs is entering a period of normalized and steady expansion. On one hand, China has accumulated a vast stock of energy infrastructure, but the potential to revitalize existing assets through the capital market has not been fully released; on the other hand, the booming digital economy has placed higher demands on power infrastructure.

Zeng Gang pointed out that the computing power era brings unprecedented strategic opportunities for energy REITs. Currently, the demand for computing power from AI large models is growing exponentially, and data center power consumption is rising sharply. "Computing-power synergy" has been written into the national "15th Five-Year Plan," with policies clearly requiring that from 2026, green electricity use in new computing power facilities must account for at least 80%. This means that clean energy assets are undergoing a reshaping of their valuation system, upgrading from traditional "stable utilities" to the "hard foundation of the digital economy," with their strategic status and market premium significantly enhanced.
